Window seats in Hackney: how it works
Bay windows are common in period homes, and they make a natural place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It is a job that suits bespoke work, in Hackney or anywhere else. Typical reasons to get in touch are no comfortable place to sit in the light and a room with shutters and sashes that deserves a proper seat; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, one at a time. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote.
- You send us a note about the window and the seat you’d like.
- We visit to measure and talk through the design, the storage and the finish.
- A written quote follows, with the finish written in.
- We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
- We fit it in your home, and a hand-painted finish is applied in the room.
- Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.
What affects the price in Hackney
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, which we write after seeing the room.

How to get a quote
Prices are quoted for your room, once we’ve measured and talked through the design. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, drop us a line using the contact form.

Tricky spaces in homes across Hackney
From Shoreditch, Hoxton and Homerton to the quieter streets, homes across Hackney have tricky spaces worth using. It could be beneath the stairs, in a window bay, in a hallway or in the eaves. The furniture is made for the space you have.
The biggest shares of homes in Hackney were built before 1919 (about 35%) and since 2000 (about 24%), in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Purpose-built flats are home to about 60% of households in Hackney, according to Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early. Of the 20 places we have local pages for in Hackney, 7 have their centre inside a conservation area, going by Historic England’s records. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission.
We make fitted furniture for every kind of home in Hackney, from Victorian terraces to new-build flats. The process is the same wherever you are: a design visit, a written quote, then making and fitting.
Shoreditch: Mansion House, about 1 mile south-west, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. Living in a block of flats near Shoreditch High Street station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.
Where other trades come in
Before you plan the job, it helps to know what we don’t do:
- Moving or replacing a radiator, which is for your plumber
- Any wiring, which needs an electrician
- Seat cushions, which you source separately
DIY, flat-pack or bespoke
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Materials and finishes
Lift-up lids
With a lift-up lid, the whole space beneath the seat opens up. It suits blankets, toys and things you don’t need every day. The lid is made to lift and close cleanly.
Hand-painted finish
A hand-painted finish can be done in your home after fitting. It is easy to touch up if it gets marked. It suits a seat that sees daily use.
Is bespoke worth it?
A ready-made bench is built for a flat wall and a square corner, and bay windows rarely offer either. A bench in a bay leaves gaps at the sides and wasted space at the corners. A bespoke seat follows the shape of the bay. It costs more than a bench, and what you get is a seat that belongs to the room.
Before you hire any carpenter
- Whether they can show you real projects they’ve done
- Is it spray painted or hand painted?
- Do they scribe the furniture to the walls?
- Who does any electrics, plumbing or gas work
Tips worth knowing
A few practical points help before and after fitting day. These are worth keeping in mind:
- Check whether there’s a radiator under the window
- Note whether your window has working shutters
- Let us know about parking near your home
- Bring paint colours you like to the design visit
If you are having a cushion made, we’ll give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Use a step rather than standing on the seat. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.
Questions we’re often asked
Which materials go into your window seats?
Our window seats are made from moisture-resistant MDF and birch plywood, then painted. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.
Should I choose a lift-up lid or drawers?
Often a mix works best. Drawers suit things you use often, and a lid suits bulky items. For children’s rooms, drawers are normally easier to manage. We talk it through when we visit.
Can you come on a Saturday?
Yes, Saturdays are possible by prior arrangement. Let us know when you first get in touch, and we will see what we can do.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and a quote in writing follows.
My walls aren’t straight. Is that a problem?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Can a window seat go over the radiator?
Yes. We build a grille or an open front into the seat so the heat isn’t trapped. We also leave space around the radiator. If you want the radiator moved, that is work for your plumber.
What does a bespoke window seat cost?
There’s no price list: each design is priced in writing after we’ve seen the space. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a quote in writing after the visit.
