Wall beds in Hackney: how it works

A wall bed folds up into a fitted cabinet when you don’t need it and is lowered again at night. It means a room can work as more than a bedroom, so a guest room can double as a study or playroom. We make the cabinet for your room and finish it to match. We make wall beds from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are storage built around a fold-down bed and a real mattress for visitors.

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections built in our workshop. The time the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. We visit, measure up and check the wall the bed will fix to.
  3. A quote in writing follows, covering the cabinet, the storage and the finish, for you to look over.
  4. We build and finish the bed housing and storage in our workshop.
  5. We fit it in your home, with the mechanism fixed as its maker specifies.

Quotes in Hackney

There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Wall beds for homes across Hackney

Across Hackney, bedrooms range from period rooms with high ceilings to compact rooms in newer blocks. Wall beds are drawn up to suit the room you actually have.

The biggest shares of homes in Hackney were built before 1919 (about 35%) and since 2000 (about 24%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Purpose-built flats are home to about 60% of households in Hackney, according to Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day. Of the 20 places we have local pages for in Hackney, 7 have their centre inside a conservation area, going by Historic England’s records. The rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission.

Our area covers the whole of London, all 32 boroughs and the City, Hackney included. Wherever you are, the job starts with a design visit.

Shoreditch: Living in a block of flats near Shoreditch High Street station? Then each piece is planned so it can be carried up and joined together in the room. For an older house near St Leonard's Church, solid external walls can be cold, so ventilation behind wall beds is part of the design.

When you need someone else

Some parts of a job need another trade, like an electrician, a plumber or an engineer on the Gas Safe Register. Here’s what to know:

  • Electrical work for reading lights
  • Advice on your lease
  • Strengthening or rebuilding a wall

What affects the cost of wall beds

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Stairs, lifts and the route to the room
  • Parking near your home
  • What goes inside: rails, shelves, drawers and dividers
  • Whether you choose a spray or hand-painted finish

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the design visit, so we can plan for it.

Before the design visit

To give us a picture of the room, it is useful to include:

  • How you want to use the space
  • Rough sizes: width, height and depth
  • The postcode, so we can plan the visit
  • The type of home and how the room is reached

To get a quote, fill in our short enquiry form and tell us a little about the room and what you want the furniture to do. We then arrange a design visit to measure and discuss the design, and send you a quote in writing afterwards.

Boards, parts and paint

Birch plywood

We use birch plywood where strength matters, which matters for the parts that carry the bed. The edge can be left on show or painted.

Spray-painted finish

Spray painting suits a cabinet you want to look crisp, and it’s done before fitting.

Flats, blocks and rented homes

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the measuring visit.

We also make and fit furniture for landlords furnishing a let. It is made from the same moisture-resistant MDF and birch plywood as any of our work.

Do you need wall beds?

Lots of spare rooms have become home offices. The room needs to be an office and still sleep guests, and a fold-down bed lets it do both.

Most of the enquiries we get are about needs like these:

  • More floor space in a studio flat
  • A real mattress for visitors
  • Shelves or a desk around the bed
  • A guest bed that disappears in the day

Common questions about wall beds

Do you move sockets or add lighting?

No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design.

Is a mattress included with the wall bed?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We can talk you through what the mechanism allows, so the mattress you choose fits.

How much room do I need in front of a wall bed?

It depends on the bed size and the mechanism. We measure up and make sure the bed has room to fold down.

Do you cover areas outside London?

No. Our work is in London only: every London borough and the City of London.

Can a wall bed go on any wall?

That is something we look at when we measure. Different walls need different fixings, and the mechanism maker sets out what’s required.

Can you come on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us.

Does someone need to be home during the fitting?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
