Wall beds in Kensington and Chelsea: how it works
You need room in front of the cabinet to lower the bed, and that shapes the design. We think about where a chair, rug or desk will go, so the bed can come down without a shuffle. We make wall beds from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a studio that works by day and night and a spare room that’s rarely slept in.
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days.
- We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
- We come to measure, look at the wall and floor, and go through the layout with you. We also check there’s clear space in front to lower the bed.
- You get a written quote for the bed cabinet and any storage around it, for you to look over.
- The cabinets are made at our workshop.
- We fit it in your home, with the mechanism fixed as its maker specifies. The finish is sprayed in our workshop or painted by hand on site.
What goes into your quote
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

Wall beds across Kensington and Chelsea: local notes
Across Kensington and Chelsea, including Kensington, Brompton and Chelsea, bedrooms come in every size. Wall beds are made for the room you have, using the full height where it helps. Hanging, shelves and drawers inside are arranged around what you store.
Homes built before 1919 make up about 66% of the housing in Kensington and Chelsea, with about 10% built between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. More than half of the homes in Kensington and Chelsea (about 66%) were built before 1919, according to Valuation Office Agency council tax figures (2025). A wall bed has to be fixed securely as its maker specifies, and in houses of that age the walls can be solid brick or lath and plaster, so the fixings are chosen with care. About 25% of households in Kensington and Chelsea live in flats in converted or shared houses, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.
Our area covers the whole of London, all 32 boroughs and the City, Kensington and Chelsea included. Every job starts the same way, with a design visit to measure and discuss the design.
Kensington: For families living near St Barnabas and St Philip's CofE Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow. Living in a block of flats near Kensington Olympia station? Then the lift, the stair turns and the front door all set the largest piece that can come in.
Where other trades come in
Not everything around wall beds is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:
- Choosing a mattress for you
- Making good the walls after other work
- Advice on your lease
DIY, flat-pack or bespoke
Standard units come in set widths and heights, so there’s normally a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
What affects the price in Kensington and Chelsea
To work out the quote, we look at:
- The width and height of the space
- Doors and drawers, and how many
- What goes inside: rails, shelves, drawers and dividers
- Walls and floors that are out of level or out of square
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.
Helping us understand the room
These details help when you get in touch:
- What the furniture needs to hold
- Any ideas or images you’ve saved
- A few photos of the space, taken from the doorway and from each corner
- Anything in the way, like radiators, sockets, switches, a boiler or meters
To get a quote, drop us a line using the contact form and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and a quote in writing follows.
Tips worth knowing
People planning wall beds often ask about these. They help whatever the room:
- Consider how many people will sleep in it
- Keep children away while the bed moves
- Choose a mattress that suits the mechanism
- Think about where extra bedding will go
Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Make sure the floor in front is clear before the bed comes down, and do not let children play with it.
If you know the wall’s construction, mention it. Solid brick, stud walls and plasterboard need different fixings, and we look at it when we measure.
Why people ask for wall beds in Kensington and Chelsea
The most common reason is a spare room that’s rarely slept in. A standard bed takes up the floor all the time, and a wall bed lets the room be used every day.
These come up often when people first get in touch:
- Room for a desk and a guest bed
- A bed that looks like cupboards by day
- A bed that fills a little-used room
- Somewhere comfortable for guests to sleep
FAQs: wall beds in Kensington and Chelsea
Do you work for landlords and letting agents?
Yes. We make and fit furniture for landlords furnishing a let as well as for householders. Access has to be agreed with the tenants.
What materials do you use?
We build with moisture-resistant MDF and birch plywood, depending on the part and the design. The materials are named in your written quote.
Do you supply the mattress?
The mechanism maker sets limits on mattress size and weight. We’ll explain its limits at the design visit, so you can choose with confidence.
How long will the wall bed take to fit?
How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote.
Can you add sockets inside the units?
No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.
Is the furniture spray painted or hand painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
How much space does a wall bed need?
That depends on the size of the bed. We measure up and make sure the bed has room to fold down.
