Fitted wardrobes in Kensington and Chelsea: how it works

External walls can be colder and damper than internal ones, and clothes pressed against a cold wall can lead to condensation. We allow for ventilation behind and within wardrobes on external walls, which helps keep mould away. We use moisture-resistant MDF, which suits that position. We make fitted wardrobes from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about storage boxes stacked under the bed and no space in front for doors to swing.

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. How long fitting takes depends on how many wardrobes there are and how the room is shaped, and we confirm the fitting days in your quote.

  1. You describe the bedroom and the storage you need. A rough sketch of the room helps if you have one.
  2. A design visit follows, where we measure and agree the layout.
  3. A written quote follows. It lists what’s inside each wardrobe as well as the doors.
  4. Once you are happy, the wardrobes are made in our workshop from moisture-resistant MDF and birch plywood.
  5. The wardrobes are fitted in your home, ready to use.

Quotes in Kensington and Chelsea

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

Fitted wardrobes for homes across Kensington and Chelsea

If your bedroom in Kensington and Chelsea has a chimney breast, the alcoves either side are natural places for storage. Where there is not one, fitted wardrobes can run along a full wall instead. Either way, each piece is fitted to the walls and floor as they are.

The biggest shares of homes in Kensington and Chelsea were built before 1919 (about 66%) and between 1973 and 1999 (about 10%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted wardrobes are fixed and fitted. About 66% of homes in Kensington and Chelsea were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Bedrooms in houses of that age often have a chimney breast and alcoves, which suit wardrobes built to their widths, scribed to walls that are not straight. About 25% of households in Kensington and Chelsea live in flats in converted or shared houses, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and TfL’s red routes have strict stopping rules.

Kensington: If you live in a period home close to Church of St Barnabas, tall ceilings give fitted wardrobes room to reach the cornice. If you live in a flat close to Kensington Olympia station, fitted wardrobes are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Bespoke or off-the-shelf?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot usually do that in an older room.

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

Honest limits

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Building work to create a loft room
  • Moving switches or sockets, which needs an electrician
  • Structural changes to the room

Boards, parts and paint

Doors and drawer fronts

Drawer fronts can sit behind the doors or on the outside, depending on the look you prefer. Inside drawers keep the front simple.

Birch plywood

For drawers that are used every day, birch plywood boxes are hard-wearing, standing up to daily opening.

What it costs

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Hanging rails, shelves, drawers and other fittings inside
  • Spray painting or hand painting
  • Stairs, lifts and the route to the room
  • How square the room is

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.

Helping us understand the room

A little information at the start saves time later. If you can, send:

  • Where you live, with the postcode
  • The type of home and how the room is reached
  • What you’d like to store or use the space for
  • Approximate measurements of the space

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, fill in our short enquiry form.

Is bespoke worth it?

Bought wardrobes are made in set sizes, so there’s typically a gap on top and at the ends. A fitted wardrobe fills the space wall to wall and up to the ceiling, so the space is used and there is nowhere for dust to collect on top.

Questions to ask before you hire anyone

  • How they deal with uneven walls and floors
  • Is it spray painted or hand painted?
  • Who does any electrics, plumbing or gas work
  • How doors and drawers are fitted

Questions from Kensington and Chelsea

Can you fit wardrobes under a sloping ceiling?

Yes. The wardrobe is shaped to the ceiling line, keeping hanging space at the tall end and drawers or shelves lower down. It makes good use of space that’s hard to furnish.

What affects the price of fitted wardrobes?

Each room is quoted on its own: size, internal fittings, the finish and how tricky the walls are all play a part. You will get a quote in writing once we have measured up.

Which is better for fitted wardrobes, hinged or sliding doors?

That depends on how much space there is in front of the wardrobe. If a bed or a door is close, sliding doors can make more sense, while hinged doors suit rooms with space to open them. We will look at the room with you at the measuring visit.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Can fitted wardrobes go on an external wall?

Yes, as long as it is ventilated. An outside wall is often colder than an inside one, so we plan airflow behind and within it, which helps avoid condensation.

How do I get a quote?

The first step is to message us from the contact page. We then arrange a design visit, measure up and send a written quote.

Do you work on Saturdays?

Yes, Saturdays are possible by arrangement. Just mention it when you get in touch, and we will see what we can do.
