About fitted cupboards in Kensington and Chelsea
Boxing in a boiler is a job that needs care. The boiler maker’s instructions set out the clearances and ventilation it needs, and the cupboard is built to respect them. We make sure the doors open fully so the boiler can be serviced, while any work on the boiler is for a Gas Safe engineer. Most enquiries start with boxing in a boiler with room for servicing and landing shelves for bedding and towels; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully. How long the fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days.
- You let us know where the cupboards should go.
- We visit to measure up and discuss the design.
- A written quote follows.
- The cupboards are made at our workshop from moisture-resistant MDF and birch plywood, with a little extra left on edges that meet the walls.
- We fit the cupboards and trim the edges to follow the walls and ceiling.
- Your finish is sprayed beforehand or painted by hand on site; go gently with it at first while it cures.

We do not publish set prices, because each job is designed for a single room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To start, tell us about the room on our contact form.

Awkward spaces in homes across Kensington and Chelsea
Across Kensington and Chelsea, flats and conversions rarely come with enough storage. Fitted cupboards can add it without taking over the room, with sections sized for the stairs and lift.
Homes built before 1919 make up about 66% of the housing in Kensington and Chelsea, with about 10% built between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted cupboards are fixed and fitted. More than half of the homes in Kensington and Chelsea (about 66%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Houses of that age have lots of recesses, from hallway nooks to alcoves, and walls that are rarely straight, with each one scribed to the wall. Flats in converted or shared houses account for about 25% of households in Kensington and Chelsea, the 2021 Census shows. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.
We work across all 32 London boroughs and the City of London, and Kensington and Chelsea is part of that. Every job starts the same way, with a design visit to measure and discuss the design.
Kensington: Close to Holland Park? Living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place. Leighton House, about 0.1 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, hallway recesses and alcoves are where fitted cupboards earn their keep.
Flats, conversions and leaseholders
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the design visit.
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through without a struggle.
What we do not do
We design, make and fit the furniture. In practice, that means:
- Any plumbing in a utility room
- Relocating meters or the fuse board
- Wiring for lights or sockets
The problems fitted cupboards solve
Most people come to us because things have nowhere to go. Coats end up over the banister and shoes spread across the hall. A cupboard built for the space gives everything a place and leaves the room around it clear.
These come up often when people first get in touch:
- Cupboards that sit well with skirting and coving
- Boxing in a boiler with room for servicing
- Storage for coats and shoes in the hallway
- Storage in a corner nothing else fits
Materials and finishes
Moisture-resistant MDF
For painted doors and panels, moisture-resistant MDF is our usual choice, as it stays stable and finishes evenly.
Doors and drawer fronts
For meter cupboards, the doors or panels are designed for easy access, so engineers can reach what’s inside.
Before and after fitting day
A few practical points help before and after fitting day. These are worth keeping in mind:
- Mention any parking or lift rules
- Measure the route into the room as well as the room
- Keep boiler vents and meter access clear
- Give the paint time to cure fully
Hand-painted finishes are easy to touch up. Spray-painted finishes are smooth and even, and small marks can often be cleaned off with a soft cloth. Keep a note of the paint colour for later.
It helps to list what you want to store before we measure. Coats, shoes, cleaning things and bedding all need different depths and fittings, and knowing this early saves changes later.
Questions we’re often asked
How much does a fitted cupboard cost?
The price comes in a written quote, worked out from the measurements and the design you choose. The size, the inside layout and the finish all make a difference. To arrange a design visit, get in touch through our contact form.
Can the fitting be on a Saturday?
Yes, by prior arrangement. Tell us when you contact us if a Saturday suits you best.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. You don’t need to watch us work, but it helps to be around at the end.
How do you get the furniture up the stairs?
It is made in sections. That is why we measure the stairs, lift and doorways at the measuring visit.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
What are the cupboards made of?
Our cupboards are made from moisture-resistant MDF and birch plywood, then spray painted or hand painted. The materials and finish are agreed in your quote.
Who chooses the colour?
You choose it. The paint colour is agreed with you, and it is set out in the quote.
