How we make fitted home offices for Kensington and Chelsea
A spare room often makes the best home office, particularly if it still needs to work as a guest room. We can design desks, shelving and cupboards that leave room for a bed, or with doors that close over the desk when you finish work. We will look at how the room is used when we visit in Kensington and Chelsea. Most enquiries start with a spare room that has to be an office and a guest room and shelving that bows under the load, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days.
- You contact us about a home office in a spare room, alcove, landing or under the eaves.
- At the design visit we measure up and plan a desk and storage that follow the shape of the room.
- Your written quote sets out the design, materials and finish.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood.
- We fit the office in your home, trimming the edges to follow the walls and ceiling.
- The finish is either sprayed in our workshop or hand-painted once everything is in.

Fitted home offices for homes across Kensington and Chelsea
Across Kensington and Chelsea, including Kensington, Brompton and Chelsea, home offices end up in spare rooms, alcoves, landings and lofts. The desk, shelving and storage are planned together for the room. We plan where cables run, leaving new wiring to your electrician.
In Kensington and Chelsea, the largest groups of homes date from before 1919 (about 66%) and between 1973 and 1999 (about 10%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. More than half of the homes in Kensington and Chelsea (about 66%) were built before 1919, according to Valuation Office Agency council tax figures (2025). Houses of that age often have alcoves beside a chimney breast that can take a desk, with shelving above. About 25% of households in Kensington and Chelsea live in flats in converted or shared houses, according to Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
We cover the whole of London, so homes in Kensington and Chelsea are well within our area. Tell us about access and parking when you first get in touch.
Kensington: For an older house near Church of St Barnabas, an alcove beside the chimney breast is often just right for a built-in desk. Close to Holland Park? A desk placed to make the most of daylight makes a big difference to a working day.
Flats, conversions and lettings
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through.
Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.
Bespoke or off-the-shelf?
A fitted office can combine a desk, shelving and cupboards in one design. Separate off-the-shelf pieces seldom match in height or depth. A single design gives the room clean, consistent lines.
Questions to ask before you hire anyone
- Have they thought about parking near you?
- Whether the route into your home has been checked
- Whether the finish is set out in the quote
- Will the doors close with even gaps?
Before and after fitting day
None of this takes much effort. What we’d suggest:
- Tell us about parking at the design visit
- Choose a calm colour for a working room
- Decide how much should be open shelving and how much behind doors
- Check whether you will need new sockets
Once the fitting is done, your office is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. A desk mat helps protect the new paint while it settles.
Check now and then that handles and hinges are tight. A loose screw is easy to tighten before it works loose. If a door drops or a drawer catches, send us a few details through our contact form and tell us.
Boards, parts and paint
Birch plywood
Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Long spans need a thicker shelf, a lip or a support.
Hand-painted finish
Hand painting can be done on site once the office is in. It is easy to touch up if it gets marked. That suits a desk that sees daily use.
How we price fitted home offices
Prices vary from room to room, and it comes down to:
- How big the furniture is
- Access to the room, like stairs, lifts and narrow halls
- How many doors and drawers there are
- Whether you choose a spray or hand-painted finish
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It is useful to talk about parking at the measuring visit, so we can plan for it.
Before the design visit
To help us picture the room, please include:
- Approximate measurements of the space
- Pictures of styles you like, if you have any
- Radiators, sockets, pipes or meters on or near the wall
- How you want to use the space
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. We quote each job for the room it’s going into, after the design visit. To arrange a visit, get in touch through our contact form.
Common questions about fitted home offices
How much does a fitted home office cost?
Every piece is quoted for your room after the design visit. It depends on how much furniture you want, the layout and the finish. To get a quote, get in touch through our contact form and we will arrange a design visit.
Do you do plastering or decorating?
No. Our work is the furniture, not the walls. The furniture is finished by spray or by hand, as agreed in your quote.
Do you wire in sockets for the home office?
We don’t do electrical work, so sockets are for your electrician. The desk is planned with routes for cables and space for any sockets. We can agree where sockets should go when we visit.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.
Do I get to choose the colour?
The choice is yours. Spray and hand-painted finishes both use the colour you’ve chosen.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. You do not need to watch us work, but it’s useful to be around at the end.
Do I need permission to fit furniture in a leasehold flat?
Possibly. Leases vary, and some need consent for alterations. Your lease is something we cannot advise on, so it’s worth checking before fitting day.
