Built-in bookshelves across Ealing: what to expect
In period rooms, shelving has to meet skirting boards, picture rails and cornices. We can cut around them, stop below them or run neatly up to them, whichever suits the room. Since period walls are rarely flat, the edges are scribed to follow them. We make built-in bookshelves from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are shelving that works with picture rails and cornices and shelving behind a desk for books and files.
You won’t need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand, as we’ll have talked about at the design visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and your quote sets out the fitting days.
- It starts when you let us know about the wall and your books.
- We come to measure and go through the design.
- Your written quote follows, covering the design, materials and finish.
- We make the shelving in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
- The shelving is fitted, fixed and checked with you.

The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Built-in bookshelves for homes across Ealing
Some living rooms across Ealing are long knocked-through rooms; others are compact flats where one wall has to hold everything. Built-in bookshelves can take on either, from a pair of alcoves to a full wall. The finish is agreed with you, spray-painted or hand-painted.
In Ealing, the largest groups of homes date from between 1919 and 1939 (about 30%) and before 1919 (about 28%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Around a third of the homes in Ealing (about 30%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Houses from the 1920s and 1930s often have a bay window and a chimney breast in the front room, which shape where built-in bookshelves go. 4 of the 19 places in Ealing with their own pages here have their centre inside a conservation area, going by Historic England’s records. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission.
Getting furniture into a London home takes planning, from narrow halls to lifts and parking, so we look at both at the design visit.
Ealing: If you live near Walpole Park, built-in bookshelves can be planned to frame a window with a view rather than block it. Near listed buildings like Pitzhanger Manor House, under half a mile east of the centre of Ealing, older homes may keep original joinery that built-in bookshelves can be designed around. For a listed home, fixing into original features can need listed building consent.
Pricing built-in bookshelves in Ealing
Prices vary from room to room, and it comes down to:
- Whether you choose a spray or hand-painted finish
- Hanging rails, shelves, drawers and other fittings inside
- Where a van can park, like a permit bay or a bay suspension
- How easy it is to get the furniture into the room
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.
Before the design visit
To help us picture the room, please include:
- Pictures of styles you like, if you have any
- Where you live, with the postcode
- Pictures showing the full wall, from floor to ceiling
- The type of home and how the room is reached
Prices are quoted for your room, once we’ve measured and talked through the design. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, message us from the contact page.
Materials and finishes
Moisture-resistant MDF
Moisture-resistant MDF is stable and takes paint well, so we use it for uprights, panels and faces. It’s a sensible choice against an external wall.
Birch plywood
How much a shelf bends depends on its span and what it carries. Birch plywood is stiff, which helps long shelves stay flat.
Before and after fitting day
A little care keeps the finish looking good. These practical tips help:
- Count roughly how many shelves your books fill now
- Mention parking and stairs when we visit
- Book your electrician first if sockets need moving
- Tell us where the heaviest things will go
Dust shelves with a soft cloth. Skip scouring pads and harsh cleaners, as they can dull the finish.
Don’t block the space left for radiator heat with books or objects. Heat needs to move into the room.
Flats, conversions and lettings
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We can’t advise on your lease.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.
Bespoke built-in bookshelves or ready-made?
Some flat-pack bookcases have long, thin shelves, and they can sag under a full load. We size each shelf for its span and load, with birch plywood, a stiffening lip or a support where needed.
Before you hire any carpenter
- Which materials they’ll use, named in the quote
- Have they measured the stairs, lift and doorways?
- How parking will work on your street
- How the doors are hung and adjusted
Questions from Ealing
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.
Where is the furniture made?
We make it in our workshop, to the design and sizes agreed after the design visit. Then we bring it to your home and fit it.
Should my shelves be fixed or adjustable?
You can have fixed shelves, adjustable ones or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. A mix often works best.
Do photos help?
Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.
Can you add sockets inside the units?
No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.
Can landlords use you for a rented flat?
Yes. It works the same way as any job: design visit, written quote, workshop, fitting. Access can be arranged through the letting agent.
