How we make window seats for the City of London
We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it’s strong and holds screws firmly, and MDF gives the fronts and panels a smooth surface for paint. Once painted, by spray or by hand, it is brought to your home in the City of London and fitted. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a bay with no furniture that fits and a child’s room that needs storage and seating.
There is not much for you to do on fitting day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we’ll have talked about during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote.
- To begin, use our contact form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
What affects the price in the City of London
Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

How to get a quote

Around City of London
Our area takes in the homes around St Olave Old Jewry, Prior Weston Primary School and Children's Centre and St Mary-at-Hill and the streets around them. Nearby too are Barts Health Archives (a few minutes’ walk north-west), Fashion Retail Academy (within half a mile north-east), St Alphage Garden (within half a mile north) and Golden Fleece pub (under half a mile south). City of London has its own railway station: London Cannon Street station. A little further out are Gabriel's Wharf (0.8 miles south-west) and London Mithraeum (less than half a mile south). Green spaces nearby include Ludgate Hill.
Window seats for homes across the City of London
Across the City of London, the most useful storage is often hidden in an tricky corner. Window seats can follow the slope of a staircase or a ceiling, or the line of a bay. Everything is scribed and levelled on site.
In the City of London, the largest groups of homes date from between 1945 and 1972 (about 40%) and the years since 2000 (about 27%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. More than a third of the homes in the City of London (about 40%) were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Windows in homes of that era are often wide, with a radiator underneath, so a window seat needs a grille or open front to keep the heat moving. A quarter or more of the homes in the City of London (about 27%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes often have little built-in storage, and their walls are typically plasterboard on studs, so the fixings for window seats are chosen for the board.
Since August 2023, the Ultra Low Emission Zone has covered all of London, and red routes, run by TfL, have strict rules on stopping.
City of London: Living in a block of flats near London Cannon Street station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For a family home near Fashion Retail Academy, deep drawers suit the bulky things families collect, from scooters to swimming kit.
Flats, leases and landlords
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you get in touch.
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.
What it is made from
Birch plywood
Its layered build gives birch plywood its strength. We use it for the frame, the seat and the drawer boxes, with the edge either shown or painted.
Hand-painted finish
Some people prefer a hand-painted finish for its softer look. It can be applied on site, in a colour agreed with you. It can be matched to the window woodwork.
What affects the cost of window seats
Not every room costs the same, for these reasons:
- The width and height of the space
- How square the room is
- Hanging rails, shelves, drawers and other fittings inside
- The finish: spray painted or hand painted
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. We quote each job for the room it’s going into, after the design visit.
What to send when you get in touch
What helps most when you first contact us:
- Examples of the look you’re after
- Pictures showing the full wall, from floor to ceiling
- What kind of home it is, and which floor the room is on
- Anything in the way, like radiators, sockets, switches, a boiler or meters
It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, message us from the contact page, and we will arrange a design visit.
Looking after your furniture
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Think about matching the woodwork or the walls
- Move furniture away from the window so we can measure
- Tell us about parking during the design visit
- Check whether there’s a radiator under the window
We open each lid and drawer with you before we go. If there is a radiator grille, we make sure the radiator is clear and the grille is in place. You will know it all works as it should.
Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, use our contact form and describe what’s happening.
Why people ask for window seats in the City of London
A quiet place to read is a common wish. A window seat, perhaps with shelves either side, does exactly that. It quickly becomes a favourite place to sit.
These come up often when people first get in touch:
- No space for toys and games
- A nursery or bedroom short of storage
- Off-the-shelf pieces that never quite fit the window
- Wanting new furniture to sit well in an older room
Questions from the City of London
What does a bespoke window seat cost?
There’s no price list: each design is priced in writing after we’ve seen the space. The size of the window, the storage and the finish all shape the price. For a quote, fill in our short enquiry form to arrange a design visit.
Which is better under a window seat, a lid or drawers?
Many seats use both. Drawers are easier for daily use, and a lid section holds larger things. For children’s rooms, drawers are normally easier to manage. We talk it through when we visit.
What if the wall is cold or damp?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
Is the cushion included with the window seat?
No, we make the seat itself, and the cushion is something you source separately. We’ll give you the exact size so it fits well. That way, you choose the fabric and style.
What if my walls and floors are out of level?
That’s normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Do you do the electrics?
No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.
Will a window seat work below a sash window?
Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. We check all of this at the measuring visit.
