Wall beds across Islington: what to expect

Many spare rooms are only just big enough for a bed, and a bed that is used a few times a year takes most of the floor. A wall bed gives that floor back during the day, ready for work, exercise or play. Guests still get a proper bed when they stay. Typical reasons to get in touch are room for a desk and a guest bed and shelves or a desk around the bed, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days.

  1. First, you let us know about the space.
  2. We visit, measure and talk through the bed, shelves and desk.
  3. You receive a written quote.
  4. The cabinets are made in our workshop.
  5. The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.

What affects the price in Islington

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

Wall beds for homes across Islington

If your bedroom in Islington has a chimney breast, the alcoves either side are natural places for storage. Where there isn’t one, wall beds can run along a full wall instead. Each design is scribed and levelled on site.

Homes built before 1919 make up about 44% of the housing in Islington, with about 19% built since 2000, based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. More than a third of the homes in Islington (about 44%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Older houses can have lath-and-plaster internal walls and floors that slope, both of which matter when fixing a wall bed. About 24% of households in Islington live in flats in converted or shared houses, the 2021 Census shows. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

Our area covers the whole of London, all 32 boroughs and the City, Islington included. Wherever you are, the job starts with a design visit.

Highbury: If your home is as old as some of the listed buildings nearby, like Union Chapel, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Sutton House, about 2 miles east, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go.

Boards, parts and paint

Birch plywood

For a sturdy cabinet, birch plywood is a good choice around a moving bed.

Spray-painted finish

For a sleek front, spray painting works well and is finished before it reaches you.

Before and after fitting day

People planning wall beds often ask about these. They’re worth knowing whatever the room:

  • Treat new paintwork gently at first
  • Choose a mattress that suits the mechanism
  • Plan where chairs and desks will sit
  • Plan a cupboard for spare bedding

If the bed ever feels different when you lower or lift it, stop using it and get in touch. The mechanism should only be adjusted as its maker allows.

Measure the space in front of the wall, not just the wall. You need clear space for the bed to come down, so plan where furniture will sit.

Flat-pack or bespoke?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

How we price wall beds

To work out the quote, we look at:

  • How many doors and drawers there are
  • Stairs, lifts and the route to the room
  • Spray painting or hand painting
  • Parking near your home

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the design visit, and the quote follows.

Helping us understand the room

Before the design visit, it helps us to know about:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • How you want to use the space
  • Pictures of styles you like, if you have any
  • Approximate measurements of the space

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the measuring visit.

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

Questions from Islington

Do you fit furniture for landlords?

Yes. The process is the same: a design visit, a written quote, then the furniture is made and fitted. If the property is let, the agent can arrange access with the tenants.

What are your wall beds made from?

Moisture-resistant MDF and birch plywood, each used where it suits the job best. The materials are named in your written quote.

Where is the furniture made?

We make it in our workshop. Then we bring it to your home and fit it.

Are fold-down beds safe to use?

Safety depends on a secure fixing and sensible use. The mechanism is fixed exactly as its maker sets out; you lower it steadily with the floor clear.

How do you get large furniture into a flat?

The furniture is built in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways at the design visit.

Do you work outside London?

No. Our work is in London only: every London borough and the City of London.

Do I get to choose the colour?

You do. We agree the colour with you.
