Window seats in Wandsworth: how it works

A window seat turns the light by a window into a place to sit. We design and make window seats for bays, sash windows and recesses, normally with storage below, under a lift-up lid or in drawers. In Wandsworth, as everywhere we work, it begins with a visit to measure and plan. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are unused space below a sash window and wanting a quiet place to read.

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the size of the window and the design, and the fitting days are agreed in your quote.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

What goes into your quote

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, written once we’ve measured up.

Arranging a design visit

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough sizes. To send them over, message us from the contact page, and we’ll suggest a time for a design visit.

Local landmarks in Clapham Junction

Our area takes in the homes around Christ Church CofE Primary School, Imperial Park and Clapham Welsh Presbyterian Church, among other places. Also close by are Emanuel School (0.6 miles south-west), Thames Christian College (less than half a mile north-west) and The Falcon pub (less than half a mile south-west). There’s a railway station in Clapham Junction itself: Clapham Junction station. Other landmarks nearby include Battersea General Hospital (0.8 miles north) and Southside Wandsworth (1.3 miles south-west). Not far away are Battersea Park Lake.

Tricky spaces in homes across Wandsworth

Across Wandsworth, flats and conversions rarely come with enough storage. Well-planned window seats can add storage while keeping the room usable, with sections sized for the stairs and lift.

The biggest shares of homes in Wandsworth were built before 1919 (about 44%) and since 2000 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. More than a third of the homes in Wandsworth (about 44%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Sash and bay windows are common in houses of that age, and they’re natural places for a window seat, with a grille where there is a radiator below. About 48% of households in Wandsworth live in purpose-built flats, according to Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and TfL’s red routes have strict stopping rules.

Clapham Junction: Carlyle's House, about 1.4 miles north, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. For a flat near Clapham Junction station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Could you do it yourself?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Why people ask for window seats in Wandsworth

In a period home, a window seat can suit the character of the room. Painted to suit the room, it can sit with the original features. That appeals to people restoring or updating an older home.

These come up often when people first get in touch:

  • Looking for a reading spot by the window
  • Nowhere to keep blankets, toys or books
  • Unused space below a sash window
  • A period room that needs furniture to suit it

When you need someone else

Before you plan the job, it’s useful to know what we do not do:

  • Making the seat cushion, which is not our work
  • Making good the walls, which is for a plasterer or decorator
  • Moving or replacing a radiator, which is for your plumber

Tips worth knowing

Painted fitted furniture is easy to look after with a little care. These habits help most:

  • Clear the bay or window area before the design visit
  • Let us know about parking near your home
  • Plan the cushion early so the seat suits it
  • Choose a colour that suits the room

We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, so the fabric doesn’t stick or mark the finish.

Lift lids gently and lower them carefully. It keeps the hinges and edges in good order. Do not overfill drawers, as heavy loads strain the runners.

Made for the room, or bought in a box?

For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. We’re happy to give an honest view during the design visit.

Before you hire any carpenter

  • Where they’ll park and unload
  • Whether you will get a written quote, not just a figure
  • Whether they can show you real projects they’ve done

Questions from Wandsworth

Can I send pictures before the visit?

Yes. They give us a feel for the space before we visit, along with rough sizes. It helps to show radiators, sockets and anything else on the wall.

Can you build a window seat over a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.

Do I need to be at home on fitting day?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

How much does a window seat cost?

Because every job is different, the cost is set out in a written quote after the visit. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a quote in writing.

Can you build a seat beneath sash windows?

Yes. We set the seat below the cill, so the sash still works. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.

Do I need planning permission for fitted furniture?

Not usually. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
