About wall beds in Barnet

In a studio flat, a wall bed can make the main room feel much larger. By day, the room is a living space, and at night it becomes a bedroom. Storage and shelving can go on either side or above, so the whole wall works hard. Most enquiries start with more floor space in a studio flat and shelves or a desk around the bed, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

You’re welcome to ask questions while we work. Most of the decisions were made at the measuring visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days.

  1. You tell us about the room.
  2. We come to measure and talk through the bed, the storage and the finish.
  3. A written quote follows.
  4. We build the cabinets in our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted, and any hand painting is done on site.

How our quotes work

Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.

What you get with us

  • A spray or hand-painted finish
  • Built around your room
  • A design visit, then a written quote
  • Saturday visits and fitting by arrangement

Arranging a design visit

If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, get in touch through our contact form.

A little further out are Finchley Memorial Hospital (close by, under half a mile north-east) and Grand Arcade (1 mile north). Open spaces near Finchley include Lakeside Nature Reserve.

Homes across Barnet and their bedrooms

In Barnet, a spare room often doubles as a study or a guest room. The design can help one room work two ways, keeping clothes, bedding and everything else out of sight.

The biggest shares of homes in Barnet were built between 1919 and 1939 (about 34%) and before 1919 (about 20%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Around a third of the homes in Barnet (about 34%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many interwar houses have a small room over the stairs, a good spot for fitted furniture built around the bulkhead. Of the 41 places we have local pages for in Barnet, 6 have their centre inside a conservation area, according to Historic England’s data. The rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and red routes, run by TfL, have strict rules on stopping, so access to homes in Barnet is planned in advance.

Finchley: For families living near Manorside Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. If your home is as old as some of the listed buildings nearby, like The Manor House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What it costs

What you pay depends on:

  • Access to the room, like stairs, lifts and narrow halls
  • Spray painting or hand painting
  • What goes inside: rails, shelves, drawers and dividers
  • The number of doors and drawers

Every piece is quoted for your room after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What we need to know

Here’s what helps us most when you contact us:

  • Rough sizes: width, height and depth
  • Pictures of the whole wall or room, including the floor and ceiling
  • The postcode, so we can plan the visit
  • Anything fixed to the wall that the furniture needs to work around

A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, message us from the contact page. We will then arrange a design visit and follow it with a written quote.

Is bespoke worth it?

Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than a quick order. What you get is one design that suits the room and the way you use it.

Before you hire any carpenter

  • Whether they can show you real projects they’ve done
  • Whether the finish is set out in the quote
  • How the doors are hung and adjusted
  • Do they scribe the furniture to the walls?

Practical tips

People planning wall beds often ask about these. They’re worth knowing before and after fitting:

  • Clean the cabinet with a soft, damp cloth
  • Decide who the bed is mainly for
  • Look at your lease before fixing to the walls
  • Lower and lift the bed steadily

Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Make sure the floor in front is clear before the bed comes down, and don’t let children play with it.

Check how the cabinet will get into the room. Furniture made in a workshop comes in sections sized for stairs, landings and lifts, so tell us about narrow stairs or a small lift.

Flats, conversions and lettings

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

Materials and finishes

Moisture-resistant MDF

MDF stays flat and paints beautifully, so it suits the doors on the bed cabinet.

Bed mechanism housing

The housing has to be strong and square, so it’s built from sturdy board. It’s fixed into a wall or floor that can take the load.

Your questions about wall beds in Barnet

How is the furniture painted?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

How long does fitting take?

It depends on the design. How long fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days, so you’ll know before we start.

Can you build shelves or a desk around a wall bed?

Yes. Shelves, cupboards or a desk can go around the bed cabinet, so the whole wall is useful. We plan it so the bed still has room to come down.

Do you make good the walls afterwards?

No. Plastering and decorating aren’t part of our work. The furniture itself is spray painted or hand painted.

Does someone need to be home during the fitting?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

Do I need the building owner’s consent?

Possibly. Leases vary, and some need consent for alterations. Your lease is something we cannot advise on.

How are wall beds priced?

Your quote is written for your room once we’ve visited and measured. The bed size, the cabinet and any storage around it all make a difference. To arrange a design visit, use our contact form.
