Window seats in Lewisham: how it works
A window seat turns the light by a window into a place to sit. We design and make window seats for bays, sash windows and recesses, often with storage underneath behind a lift-up lid or drawers. In Lewisham, as everywhere we work, it begins with a visit to measure and plan. Most enquiries start with a period room that needs furniture to suit it and no space for toys and games; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote.
- You get in touch and describe the window.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- We send a quote in writing.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.
How our quotes work
There’s no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing, with the materials and finish set out. To start, fill in our short enquiry form.

Getting a quote
Getting a quote starts with some details: which room it is, rough measurements and a couple of photos if you can take them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

Window seats for homes across Lewisham
Across Lewisham, including New Cross, St Johns and Deptford, most homes have a corner or recess that could do more. That might be under the stairs, in a bay, along the hall or under the eaves of a converted loft. The furniture is made for the space you have.
Homes built before 1919 make up about 36% of the housing in Lewisham, with about 18% built between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. 6 of the 22 places in Lewisham with their own pages here have their centre inside a conservation area, according to Historic England’s data. The rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Controlled parking zones cover much of inner London, so it helps to mention parking at the measuring visit.
Controlled parking zones cover large parts of London, so a van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges. Let us know about parking during the design visit.
New Cross: For an older house near St James's Church, the deep reveals of an older window can frame a seat neatly. If you live near Fordham Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
What prompts window seats
Some people want a reading spot. A seat by the window, with books nearby, makes a natural reading corner. It is often the most-used seat in the house.
These come up often when people first get in touch:
- Standard furniture leaving gaps in a bay
- A room with shutters and sashes that deserves a proper seat
- Looking for a reading spot by the window
- Wanting a seat without blocking the radiator
Flats, conversions and lettings
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls at the design visit.
Tips worth knowing
A little care keeps the finish looking good. Here are our suggestions:
- Decide if the seat is part of a larger piece
- Clear the bay or window area before the design visit
- Note the position of any radiator and its pipes
- Decide whether you’d like a lid, drawers or both
Once the seat is fitted, it is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Avoid placing heavy objects on the painted surfaces while it hardens.
Open and close lids with care, rather than letting them drop. That protects the hinges and the paint. Don’t overfill drawers, as heavy loads strain the runners.
What affects the cost of window seats
To work out the quote, we look at:
- Walls and floors that are out of level or out of square
- How easy it is to get the furniture into the room
- How many doors and drawers there are
- The width and height of the space
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It is useful to talk about parking during the design visit.
Getting in touch
There is no need for exact sizes or plans. Just send what you can:
- Examples of the look you’re after
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Where you live, with the postcode
- Rough sizes, even if they’re only to the nearest few centimetres
We quote each job for the room it’s going into, after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, send us a few details through our contact form.
Is bespoke worth it?
For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. We are happy to give an honest view during the design visit.
Before you hire any carpenter
- Where they’ll park and unload
- Will they visit to measure before quoting?
- Whether they can show you real projects they’ve done
- How the doors are hung and adjusted
Questions we’re often asked
What does a bespoke window seat cost?
Prices are quoted for your room, once we’ve measured and talked through the design. The size of the window, the storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we’ll arrange a design visit.
Who chooses the colour?
You choose it. We agree the colour with you, and it’s set out in the quote.
What happens at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Which is better under a window seat, a lid or drawers?
The answer depends on what goes under the seat. A lift-up lid opens the full depth, which suits bulky things you don’t need every day, while drawers are easier with a cushion on top.
Can you add sockets inside the units?
No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
How long does it take to fit a window seat?
How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. We make the seat in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.
What if my walls and floors are out of level?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.
