Window seats in Brent: how it works

A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Brent, the design visit is where the details are settled. Typical reasons to get in touch are a ready-made bench that doesn’t fit the bay and an empty bay that doesn’t get used; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard.

  1. You contact us with a few details about the bay or recess.
  2. We visit to measure the angles of the bay and the floor, and discuss the design.
  3. We send a written quote.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.

How our quotes work

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

How to get a quote

It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To send them over, get in touch through our contact form, and we’ll arrange a design visit.

What’s near Kilburn

We fit furniture in homes around Maida Vale School, Marylebone Boys' School and St Anne's and St Andrew's and the streets around them. Other landmarks nearby include Paddington General Hospital (1 mile south) and Brent Museum and Archives (1.3 miles north-west). Green spaces nearby include Greville Place nature reserve.

Window seats across Brent: local notes

From Kilburn, Neasden and Harlesden to the quieter streets, homes across Brent have awkward spaces worth using. That might be under the stairs, in a bay, along the hall or under the eaves of a converted loft. Window seats are designed for the space as it is.

The biggest shares of homes in Brent were built between 1919 and 1939 (about 32%) and before 1919 (about 28%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Around a third of the homes in Brent (about 32%) date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Bay windows are a feature of many interwar houses, and they suit a seat with storage below. Of the 29 places we have local pages for in Brent, 29 have their centre inside a conservation area, going by Historic England’s records. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and red routes, run by TfL, have strict rules on stopping.

Kilburn: For families living near Salusbury Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. Near listed buildings like Church of St Augustine, about 0.6 miles south-east of the centre of Kilburn, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Bespoke window seats or ready-made?

One advantage of a standalone bench is that it can go with you. A fitted seat is designed to stay, and it uses the space in a way a standalone piece cannot. The right choice depends on how long you plan to stay.

Questions to ask before you hire anyone

  • Which materials they’ll use, named in the quote
  • How the furniture will be finished, and where
  • How the doors are hung and adjusted
  • Can you see real work of theirs?

Flats, conversions and leaseholders

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check during the design visit.

Landlords furnishing a let use fitted furniture too. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

Pricing window seats in Brent

What you pay depends on:

  • Spray painting or hand painting
  • Stairs, lifts and the route to the room
  • Where a van can park, such as a permit bay or a bay suspension
  • The number of doors and drawers

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

To help us picture the room, please include:

  • How you want to use the space
  • Your postcode and the borough
  • What kind of home it is, and which floor the room is on
  • Rough sizes, even if they’re only to the nearest few centimetres

If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, send us a few details through our contact form.

Bespoke or off-the-shelf?

Standard units come in set widths and heights, so there is usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Honest limits

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:

  • Any change to radiator pipes, which needs a plumber
  • New sockets or lights near the window, which are for your electrician
  • Fabric covers and cushions

Common questions about window seats

Do you do the electrics?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

Is it possible to have a window seat above a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Will a window seat work below a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. We don’t repair sashes or cills.

What do you do at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.

What if my walls and floors are out of level?

Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Do I need planning permission for fitted furniture?

Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character.
