Loft storage in Newham: how it works

Loft rooms are often bedrooms, so storage for clothes matters. A wardrobe under the slope, knee-wall drawers and dormer shelves make a complete set. Designed as one, they give the room calm, consistent lines. We design them around what you need to store in Newham. We make eaves cupboards from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about clothes with nowhere to go in a loft bedroom and wasted space behind the knee walls.

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. How long fitting takes depends on how much storage you want in the loft, and we confirm the fitting days in your quote.

  1. You tell us about the loft room.
  2. We come to measure and discuss the design and finish.
  3. Your written quote sets out the design, materials and finish.
  4. We make the cupboards and drawers in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in the loft and check each door and drawer with you.
  6. Fresh paint needs time to cure, so use the doors and drawers gently at first.

What affects the price in Newham

Every room is priced on its own, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Getting a quote

If you know what you want, say so; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, fill in our short enquiry form.

Loft storage for homes across Newham

Newham has homes of every age, Plaistow, Stratford and Canning Town included, and each kind has its own odd corners. Every piece is scribed to the wall and set level, so everything looks straight even where the room isn’t.

The biggest shares of homes in Newham were built before 1919 (about 37%) and since 2000 (about 29%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. About 29% of homes in Newham were built since 2000, according to Valuation Office Agency council tax figures (2025). In a newer house with a converted loft, the space under the slopes can be used; we build once the loft is converted or boarded. Terraced houses are home to about 31% of households in Newham, based on Census 2021. Loft conversions are common in London terraces, leaving eaves and sloping ceilings to use.

Controlled parking zones cover large parts of London, and depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed. Let us know about parking at the measuring visit.

Plaistow: If you live near Keir Hardie Park, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things. For an older house near Memorial Community Church, the low eaves and slopes of a converted loft are worth using.

Do you need loft storage?

Most people get in touch because the eaves are going to waste. Behind the knee walls, there is space nobody can reach. Built-in storage makes that space useful.

If you recognise any of these, it’s worth talking to us:

  • A new loft conversion that needs storage
  • Seasonal things cluttering the loft room
  • Needing storage in a loft office
  • No wardrobe that fits under the slope

What it is made from

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It is used for the doors, fronts and side panels, where a smooth, even finish matters.

Pull-out drawers

Drawers along the knee wall make a neat, low run of storage. The top can act as a shelf. The design visit settles the mix.

DIY, flat-pack or bespoke

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is easy to buy.

Cost matters, and it is fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Flats, conversions and lettings

If the property is let, we will need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We can’t advise on your lease.

Where other trades come in

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Building Regulations approval for a conversion
  • Any work on the structure of the house
  • Any wiring, which needs an electrician

Questions we are often asked

Do I get to choose the colour?

The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.

Do I need planning permission for fitted furniture?

Not normally. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character, so check with the council first.

Will cupboards in the eaves stop air moving?

Not if it is planned with care. We design eaves storage so it doesn’t block ventilation or squash insulation. For worries about existing insulation or vents, ask the people who did the conversion.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.

My walls aren’t straight. Is that a problem?

That is normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

What happens at the design visit?

We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and afterwards we send a written quote.

How is loft storage priced?

Because every job is different, the cost is set out in a written quote after the visit. Drawers in the knee wall typically involve more work than simple cupboards, and the finish matters too. We set it all out in a quote in writing.
